See How Much Brighter
Your Austin Home Was All Along

The grime that settles on a home’s exterior collects so slowly that you stop seeing it. A little more each season, and the brick or limestone just starts to read as normal, right up until the day it gets washed and the real color comes back a few shades lighter than you remembered it. Our hot, humid Central Texas summers only nudge that slow darkening along faster.
To bring that clean exterior back to life, we rinse the surface, apply commercial-grade antimicrobial solutions that eliminate black mold, green algae, and mildew at the source, then rinse everything away without harming the surrounding plants or garden beds. It’s the same house you’ve always had, just the version hiding under a few seasons of buildup, and that kind of careful, honest work is what homeowners have come to expect from Activate Pressure Washing.
If your home has quietly darkened season by season, we can show you what has been under there the whole time. Call us at (512) 696-5770 for a free estimate.
The Home Exteriors
We Wash in Austin

We wash the siding you will find on most Austin-area homes, and while the material changes from one house to the next, the method does not. Every exterior gets the same soft, low-pressure, antimicrobial approach.

Brick
Brick is one of the most common exteriors you will see on homes around here in Austin, and its rough, porous texture gives mold, algae, and mildew plenty of footholds to settle into. We clean it with commercial-grade antimicrobial solutions that kill that growth down in the surface, not just on top of it, then rinse it all away. There is no harsh blasting that could chew at the mortar or push water into the joints.

Limestone
Limestone turns up on just as many local homes, and it takes the same gentle handling. We apply the antimicrobial solution, give it time to kill the organic growth that has worked into the stone, and finish with a clean, thorough rinse. When we are done, the natural color reads like itself again, not like a surface buried under years of grime.

Vinyl
Vinyl is the least common of the three around here, but we wash it exactly the same way: low pressure, antimicrobial solution, and a clean rinse. Vinyl rewards a careful touch, so we never push the pressure hard enough to drive water up behind the panels where it does not belong. The panels come clean and stay sealed the way they were built to be.
Why Austin Homeowners Choose Us for House Washing

A house wash is only as good as the crew running the wand. Here is what you can count on when that crew is ours.

We Protect Every Plant and Surface While We House Wash
Washing a house means sending detergent and water across the whole exterior, and across everything planted in the beds and borders right below your siding. Plenty of companies treat what lands on your plants as your problem to sort out once they have driven off. We do not. Protecting what is planted around your home is built into the job from the start, so nothing green pays the price for a clean house.

The Highest-Rated Exterior Cleaning Company in Austin
This standing was not handed to us; it was earned one house at a time. Clean, careful, well-protected washes are a big part of why homeowners keep passing our name along to their neighbors, and why so many call us back the next time the exterior needs attention.

We Tell You the Truth About Older, Faded Paint
Before the first drop of water hits your house, we tell you straight what a wash can and cannot do for paint that has already gone chalky or faded. You get an honest picture of the result up front, so nothing about the finished job comes as a surprise.

Fully Licensed and Insured Around Your Home
A wash sends water and detergent across your siding, your windows, and everything growing nearby, so the crew that arrives is fully licensed and insured. We carry a $2 million policy and active workers’ comp coverage, which means your home and everything on the property is protected from the moment we pull into the driveway.

How Our Austin
House Washing Works

From the first phone call to the final walkthrough, here is how a wash goes with us.

The Free In-Person Estimate
It starts with a call or a free estimate request: tell us about your property and what you would like cleaned. For most house washes, we come out in person to look at the exterior and the landscaping before we quote, because we would rather see the property firsthand and put a face to the name. For smaller jobs, we can usually quote from a few photos or a quick phone call. Approve the estimate, and we get you on the books.

Scheduling the Wash
We usually get your home slotted on the same day as that in-person visit, and from there most washes happen within a few days to about a week. You will know when to expect us well before we show up.

Rinse, Treat, and Rinse Clean
On wash day, we start by rinsing the house with our professional pressure washers to clear loose dirt and debris. Then we coat the exterior in a commercial-grade antimicrobial cleaning solution and let it dwell five to ten minutes, long enough to kill the black mold, green algae, and mildew on the surface. Finally, we rinse all of it back down clean. The pressure stays soft and low throughout; the cleaning is done by the solution, not by force.

Plants Watered and Protected Throughout
The entire time we are working, one of our crew stays on the ground watering every plant on the property and draping tarps over the delicate ones. Start to finish, your plants come through the wash unharmed while the house gets clean.

Walkthrough and Invoice
When the wash is finished, we walk the property with you to make sure you are happy with every side of the house. Only after that does the invoice go out, sent by text and payable by debit, credit, check, cash, or mail. If we earned it, we will ask for a Google review on our way out.
What House Washing Costs
in Austin
House-wash pricing comes down to the size and scope of your home, so every project is quoted on its own rather than off a set menu. Here is where the numbers start and the minimum that applies to every residential job we take.
- House washing starts at $499, and where the final number lands from there depends on how big the home is, how much growth has built up on it, and how long it has been since the last time it was washed.
- $275 minimum per project. We hold a $275 minimum per project on all residential work. It is best understood as the floor every job starts from, not a flat rate for any one service.
- Bundle and save. The more services you book together, such as roof cleaning, the better the deal gets. We put those packages together informally instead of working off a fixed discount sheet, so it is always worth asking what we can do for you when you get your estimate.
Either way, you will have the full number in hand before we ever start, with nothing added on once the crew is on site.
Our House Washing
Guarantee
Two promises stand behind every wash we do, on every property.
100% Satisfaction: You’re Happy Before We Invoice
Your house wash is backed by our satisfaction guarantee. You will not pay for results you are unhappy with. If your siding, trim, or exterior surfaces do not look the way they should, we will return and rewash the affected areas at no additional cost. If we still cannot make it right, we will refund part or all of your house-washing estimate.
We Own Our Mistakes
We treat your home, landscaping, and outdoor property with the same care we would give our own. In the unlikely event that something is damaged during your house wash, we will take responsibility and resolve it promptly with a fair, straightforward solution.

What Customers Say

House Washing FAQs

My paint looks chalky or faded. Can a house wash fix that?
A house wash cleans the exterior, but it cannot bring back paint that has already oxidized. We handle oxidation case by case: when it is light, we can often clean it up with special chemicals, and when it is severe, we will usually point you toward a painter, because washing can clean a surface but it cannot restore worn paint.
How long does a house wash take?
Most house washes take between one and four hours. The exact time depends on the size of your home, how dirty it has gotten, and how long it has been since its last wash.
