Clean Exteriors for Rollingwood's Shaded,
Tightly Built Properties
Rollingwood’s hilltop streets sit under heavy tree cover, and the lots are small and tightly spaced, so a lot of siding and hardscape stay in shade most of the day. That shade is exactly where black mold, green algae, and mildew take hold, creeping up lower walls, fences, and the north-facing sides of a home. The area’s mix of surfaces makes it trickier: stone and stucco on the newer contemporary rebuilds, painted brick and wood siding on the mid-century homes, and concrete drives and walkways that pick up their own staining. Commercial properties around the civic core deal with the same growth plus the grime that storefronts, drive-thrus, and parking areas collect.
Because those surfaces don’t all clean the same way, our team at Activate Pressure Washing matches the method to what’s actually in front of us, adjusting pressure and cleaning solutions surface by surface. Whether it’s a shaded home on a tight lot or a business that needs cleaning while its doors stay open, we’re set up to handle it safely.
If your Rollingwood property is looking green or gray in the shade, we’d be glad to take a look. Call 512-696-5770 for a free estimate, and we’ll walk you through exactly what your surfaces need.
Pressure Washing for
Rollingwood Homes and Businesses
Most of the properties we clean in Rollingwood are homes, but we are fully equipped for commercial projects as well. The same level of care applies to both, with scheduling and site coordination adjusted to fit the property.

Residential Pressure Washing
On Rollingwood homes, we clean the surfaces that show up here most: brick, limestone, stone, stucco, and wood or composite siding. Here’s what we do on a house:
- House washing. Soft, low-pressure cleaning that removes black mold, green algae, and mildew using antimicrobial solutions, then rinses clean. Around here, the most common siding is brick and limestone, with vinyl the least common. On oxidation, we handle it case by case. If it isn’t too bad, we can clean it using special chemicals. If it’s severe, we’ll usually recommend a painter, because pressure washing can clean surfaces but it can’t restore them.
- Driveway cleaning. Concrete and paver driveways, surface-cleaned for an even finish, then finished with a brightening post-treatment. Concrete and paver only. On oil stains, we’ll be straight with you: we can always do the best job we can using commercial degreasers, but at the end of the day, concrete is very porous. Once oil has soaked into the concrete, we can only lift some of it. We’re able to make it look a lot better, but having it be a hundred percent perfect isn’t realistic, depending on how long the oil has been there.
- Concrete cleaning. Sidewalks, patios, and other flatwork, using the same surface-clean-plus-brightening approach.
- Fence cleaning. The same antimicrobial approach we use on other exterior surfaces, removing mold, mildew, and organic growth.
- Deck cleaning (refresh). Wood, composite (including Trex), and cedar decks cleaned of mold and mildew. This is cleaning only, never restoration. We’re in the business of cleaning things, not restoring them, and we can’t fix old wood. On an older deck, we’ll do the best we can to get it as clean as possible and remove the mold and mildew, but in most cases a deck that’s several years old won’t look the way it did the day it was installed.
- Rust removal. Improvement-based rust-stain treatment on concrete and siding. Rust removal is improvement-based, so we can’t guarantee full removal since every rust stain is different, but our customers are consistently happy with the results.
- Roof cleaning. Soft-wash cleaning that kills and removes mold and algae, done from the ground where possible.
- Gutter cleaning. Debris cleared, and downspouts flushed, with inspection and damage notification as we go.
- Window cleaning. Interior and exterior windows cleaned by hand, glass, frames, and sills included (tracks available for an added charge). We also offer hard water stain removal, though depending on severity full removal may not be realistic, which is why we recommend regular window cleaning to help prevent buildup in the first place.
Because Rollingwood’s dense tree cover leaves so many walls in shade, organic growth comes back faster on the lower, shaded sides of a home, so those are usually the areas that need the most attention.

Commercial Pressure Washing
For commercial grime, we run hot-water pressure washing, which cuts through the tougher buildup a storefront or drive-thru collects. We coordinate access and scheduling with your point of contact and can work while your business is open, taking full protective precautions. Properties we can serve include:
- Building and storefront exteriors near Rollingwood Town Centre, including small retail, office, and mixed-use properties
- Drive-thrus and gas stations, where hot-water cleaning and degreasers cut through automotive grime and traffic buildup
- Parking lots and parking areas serving Rollingwood’s office and retail properties
- Apartment complexes and multi-family properties coordinated through property management
- HOA common areas and shared community spaces around Rollingwood Park and the Hatley Fields
- Dumpster pads behind restaurants, offices, and neighborhood businesses, thoroughly degreased and cleaned
- Graffiti removal from commercial walls, masonry, and other exterior surfaces
- Post-construction exterior cleanup for new builds and major renovations near Rollingwood Drive and Timberline Drive
We coordinate access, scheduling, and tenant notification through the property’s point of contact, and we prep the site (taping outlets, covering electrical in the water line) before any water runs. Early-morning and after-hours commercial work is available on a per-project basis.

How Our Rollingwood
Pressure Washing Works
From your first call to the finished job, here’s how it goes.
Tell Us What Needs Cleaning
Give us a call or submit a request for a free estimate. Let us know which areas of the property need attention and anything specific you want us to look at.
Review the Property
We visit most properties in person so we can measure the work, check access, and identify the right cleaning method. Smaller projects may be quoted from clear photos or a quick phone conversation.
Choose a Service Date
Once you approve the estimate, we book the job through Housecall Pro. Depending on availability, we can often confirm your appointment during the estimate visit and complete the work within the following several days.
Prepare the Work Area
When our crew arrives, we review the agreed scope with you before setting up. We protect sensitive landscaping, secure the work zone, and prepare the equipment needed for each surface.
Prepare the Work Area
We pre-rinse the area, apply the appropriate cleaning solution, allow it time to break down algae and buildup, and rinse the surface thoroughly. Plants are watered and monitored throughout the job. On Rollingwood properties, we take additional care around shaded walls, narrow side yards, terraces, and landscaping close to the home.
Review the Work and Complete Payment
After cleaning, we walk the property with you and address any areas that need another pass. Once you are satisfied with the result, we send a text invoice through Housecall Pro. Payment can be made by debit card, credit card, check, cash, or mail.
Rollingwood Pressure Washing
Pricing
Every property is different, so pricing depends on the size and scope of the work, how dirty the surface is, and how long it’s been since the last cleaning. Estimates are free, and here’s the shape of how it works:
- Starting at $499 for house washing.
- $275 minimum on any residential project, with the final figure set by scope.
We’d rather talk through the specifics of your Rollingwood property than hand you a one-size number, so the free estimate is where the real pricing conversation happens.
Our Rollingwood Pressure Washing
Guarantees
Two promises stand behind every job we do in Rollingwood.
The Job Is Not Finished Until You’re Happy
We want you to feel confident in the work before any payment is collected. Once the cleaning is complete, we review the property with you and address anything that does not meet your expectations. That may mean returning to an area, completing additional work at no charge, or adjusting the final amount when appropriate.
We Take Responsibility
If we make a mistake or something unexpected happens while we are working, we do not avoid the issue or pass the blame. We explain what happened, take responsibility, and work with you to reach a fair solution as quickly as possible.
